The real estate market is very hot right now. Here is the break down from February 2020 vs February 2021 in the tri-region for all residential and country residential. In Stony Plain, Sales were up 26%, average sale price was up 16% and the average days on market was down 21% In Spruce Grove, Sales were up 39%, average sale price was up 14% and the average days on market was down 38% In Parkland County, Sales were up 80%, average sale price was up 15% and the average days on market was down 35% If you are thinking about selling your home, now is a great time to list!! Buyers are looking now and mortgage brokers are saying rates are increasing. So if you’re buying and haven’t locked in your rate, speak with your mortgage broker today!!!! Coldest Night of the Year Fundraiser

On Feb 20, I’m walking as a team with my office, ReMax Preferred Choice in THE COLDEST NIGHT OF THE YEAR fundraiser. This is in support of the Parkland Food Bank. 

Last year our team raised over $4000 and this is our goal again.

January Tri-Region Market Update

In Stony Plain we have the same amount of inventory compared to Jan 2020 but sales increased by 33%

In Spruce Grove we have 23% less inventory compared to last January and we had a 59% increase in sales!!

In Parkland County we have 36% less inventory compared to last year at this time and sales increased by 110%. Last year we only had 10 sales all January and this year we had 21 sales!! 

With the low inventory we are seeing traits of a sellers market for the first time in years. This is a great window to list your home as I don’t think it will last all year but, now would be a good time to get your home on the market before the spring, where typically we see the inventory going up.

Tri-Region November Stats

Stony Plain had 17 sales in Nov 2020 compared to 18 sales in Nov 2019. The average days on market was down to 52 compared to 65 in Nov 2019.

Spruce Grove had 45 sale in Nov 2020 compared to 28 Sales in Nov 2019. The average days on market were down to 60 compared to 76 in Nov 2019.

Parkland County had 27 sales last month compared to 12 sales last Nov. The average days on market was down to 90 compared to 134 in Nov 2019.

It’s great to see the improvement in the market compared to 2019. The prediction is that this will continue in 2021 as well.

Tri-Region Market Update for Oct 2020

Sales were up in all 3 municipalities of the Tri-Region compared to Oct 2019. The days on market were lower, the inventory is down and average selling price has gone up!!

This is amazing news for the middle of a global pandemic. I think this is due to the low interest rates at the bank, if you’re thinking to buyer or sell now is the time!!
