TRI-REGION APRIL MARKET STATS

Now is a great time to buy if you’re a first time buyer or if your looking to upsize to a larger home!!

Due to the outbreak of COVID-19 in March, residential pricing and the amount of inventory has decreased. The number of sales are 50% less compared to April 2019 but homes are selling faster as the days on market have shortened.

This being said we feel that the normally “busy spring market” will be pushed into the summer this year. So instead of having a large number of new listings and sales in March/April, we expect to see this in June/July.

Mother’s Day Ideas

Mother’s Day celebrations are going to be a little different this year. Instead of take mom out for brunch or to the spa, now is a great time to make some at home family memories. Here’s a few ideas for what you can do for mom this year!! 

  1. Serve her breakfast in bed (or set up a build your own bagel buffet) 
  2. In Home Spa Treatments (give her a mani/pedi)
  3. Dinner & Movie – Home Addition (cook mom her favourite meal and rent the newest released movie on iTunes)
  4. Time to Herself (get mom a great selection of bubble bath and bath salts) 
  5. Order in from a Local Restaurant (Skip the dishes is just a call away)
  6. Take a Quarantine 2020 family photo 
  7. A lot of our local stores are offering curb-side pick up for handmade items. 
  8. Get mom a handing basket or some bedding plants. Most greenhouses have curb-side pick up. 
  9. Take an online cooking class together 
  10. Surprise her with a picnic lunch in the backyard

Listing Videos

While video is nothing new to real estate these online tools allow clients to explore the market from the comfort and safety of their homes.

Virtual Open Houses

Open houses are prohibited at this time. Instead, use of technology, such as virtual tours are encouraged.

Electronic Signatures

Avoiding face-to-face interactions is advised whenever possible. The use of electronic signing programs like DocuSign and Authentisign are being used more than ever.

Health Questionnaires

A list of questions should be asked to both sellers and prospective buyers before showing a home or accepting a showing request. To help prevent the spread everyone should stay home if they are sick.

Mortgage Pre-Approvals

There has been a lot of changes to the mortgage world since the outbreak of COVID-19. Brokers are doing virtual meetings and phone calls to help guide you through this time.

Additions terms

Lawyers are suggesting additional terms be added to the contract to protect buyer and sellers during these unprecedented times. Your Lawyer and REALTOR®️ can work together to add these terms.

8 Self Isolating Activities

Whether you home because your self isolating or the kids are home from school or you just bored on the weekend. COVID-19 has forced us to become resourceful and creative at home. 

Bake a cake

Or cookies or muffins or cupcakes!! Baking with the kids is a great way to teach them how to cook for themselves. Pinterest has a lot of great recipes to follow.

The basements typically consist of a large rec room and possibly more bedrooms. The benefits of a bungalow are the majority of the living space is on the main floor which is great for people with limited mobility.
